Airbnb Implements New Rental Cleaning Guidelines
Starting November 20, 2026, Airbnb hosts will be subject to updated guidelines that clearly define what household chores can be expected from their guests. Under the new Airbnb cleaning policy, renters are no longer required to perform significant cleaning tasks, including dishwashing or stripping beds, which are now the sole responsibility of hosts and their cleaners.
Defining 'Reasonable' Guest Responsibilities
According to announcements made by Airbnb, hosts can only assign “reasonable” cleaning duties to guests. The company clarified that users are not obligated to “complete tasks that require significant effort or time, or would typically be performed by a cleaner.” Specific activities such as washing dishes, stripping beds, taking trash offsite, or putting away dishes are prohibited from being assigned to guests as part of Airbnb house rules.
Addressing Longstanding Customer Concerns
The revised host cleaning rules come after years of complaints from Airbnb guests, who have expressed frustration over being asked to complete extensive cleaning chores despite paying a dedicated airbnb cleaning fee. Clint Henderson, managing editor and spokesperson for travel industry website The Points Guy, noted, “The complaints have been really ramping up lately, with owners asking guests to do the most ridiculous things, like stripping beds, washing dishes, doing all the laundry and taking the trash out.” Henderson emphasized that these requests became excessive and deterred consumers from choosing short term rentals over hotels.
Implications for Airbnb Hosts
While some hosts, such as Gabriel Valk from Greenville, South Carolina, believe that basic chores like dishwashing and bed stripping should be “common courtesy,” there is understanding of Airbnb’s new rules clarifying rental cleaning guidelines. Valk acknowledged, “You guys are paying, whatever, $100 for the cleaning. ‘We shouldn’t have to do anything.’ So totally makes sense to me.”
The Competitive Landscape in Short Term Rentals
Henderson further remarked that, as cleaning expectations increased, guests questioned the difference between Airbnb guests and hotel guests, especially with rising fees that eroded Airbnb’s competitive advantage. “Why (stay at an Airbnb) when I can stay at a hotel and not have to do all that busy work? And these days, Airbnb is as expensive, with all the fees and everything, as a hotel is. So I think Airbnb has lost some of its competitive edge over the years.”
Ensuring Clear Expectations Moving Forward
With these new airbnb house rules coming into effect, Airbnb aims to “set clear expectations” for both hosts and renters. The change seeks to ensure that payment of a cleaning fee covers essential end-of-stay cleaning tasks and to return guest experiences to a more hotel-like convenience within the travel industry landscape.
